Go to your local BMW dealer's parts dept. and ask for a tube of GUMMI PHLEGE. It is a silicone based lubricant that comes in a green tube. It will thouroughly condition your seals and bring them back to a "like-new" state.
The tube has an applicator tip which makes it really easy to apply.
